EnKore Capital LLC is a Delaware-registered real estate investment and fund management company founded on a single conviction: that the best real estate development opportunities in America have historically been accessible only to institutional investors and ultra-high-net-worth individuals. We are changing that.

As the General Partner of EnKore Development Fund I, EnKore Capital is responsible for investor relations, capital allocation, regulatory compliance, and strategic oversight of the entire development portfolio. We operate with the discipline and transparency of an institutional fund manager while maintaining the accessibility and communication standards that individual investors deserve.

EnKore Capital operates in joint venture with Global Edge Development LLC — an established Atlanta-based real estate development firm with active projects across Georgia, South Carolina, and Florida. This partnership structure is the foundation of our competitive advantage: EnKore Capital brings fund management discipline and investor-first governance; Global Edge brings proven development execution and deep Southeast market relationships.

EnKore Development Fund I is intentionally focused on Georgia for its initial portfolio. This is not a limitation — it is a strategic decision. The Atlanta metro and surrounding Georgia markets are where our development partner, Global Edge Development LLC, has the deepest relationships, the most active project pipeline, and the strongest track record of execution.

Georgia is one of the fastest-growing states in the nation by population, job creation, and real estate demand. The Atlanta metro is consistently ranked among the top five commercial real estate markets in the United States. Byron, Georgia — where our 100MW Data Center Campus is located — sits at the intersection of the AI infrastructure boom and Georgia's aggressive data center incentive program.

Expansion to South Carolina, Florida, and Texas is planned for Fund II and beyond, as the team builds its track record and the investor base grows. The long-term vision is a multi-state, multi-fund platform with $50M–$200M in assets under management.

Joint Venture Structure: EnKore Capital LLC serves as the General Partner and fund sponsor — managing investor relations, capital allocation, and regulatory compliance. Global Edge Development LLC serves as the development execution partner, contributing operational expertise, existing project pipeline, and market relationships across Georgia, South Carolina, and Florida. The formal JV Agreement governs the responsibilities, compensation, and governance rights of each party.

Formal fund entity formation, engagement of a licensed securities attorney, and preparation of the Private Placement Memorandum (PPM) and subscription documents.

PPM Issued · Anchor Investors Close ($2M–$3M)
The PPM is issued to registered interest holders. Anchor investors — those who registered early — receive priority access and potentially enhanced terms for the first $2M–$3M of the raise.
Q4 2026
Public Raise Launch · Regulation CF Crowdfunding
Phase 1 opens to the public under Regulation CF. $1,000 minimum investment. Open to all investors — accredited and non-accredited. Target: $3M–$5M in the community round.

Property Acquisition · Construction Financing · Break Ground
Capital deployed into portfolio projects. Construction financing secured. Ground broken on priority projects. Investors begin receiving quarterly construction updates.

Portfolio projects reach stabilization and exit events. Capital returned to investors in order of the distribution waterfall: return of capital → preferred return → GP catch-up → profit split.
