EnKore Capital operates in joint venture with Global Edge Development LLC — an established Atlanta-based real estate development firm with active projects across Georgia. This partnership structure combines EnKore Capital's fund management discipline with Global Edge's proven Georgia market execution — giving investors the best of both: institutional rigor and on-the-ground expertise.

EnKore Development Fund I is the first in a planned series of development vehicles. Fund I is intentionally Georgia-focused — targeting the Atlanta metro and surrounding markets where the team has the deepest relationships and operational expertise. Expansion to South Carolina, Florida, and Texas is planned for Fund II and beyond, with a long-term vision of scaling to $50M–$200M in assets under management across multiple fund cycles.

FUND STRUCTURE

EnKore Capital LLC (Delaware LLC) serves as the General Partner of EnKore Development Fund I LP (Delaware LP) — managing investor relations, capital allocation, and SEC compliance. Property assets are held in individual Georgia LLCs (SPVs) owned by the Fund LP. Global Edge Development LLC serves as the development execution partner under a formal JV Agreement, contributing operational expertise, existing project pipeline, and deep Georgia market relationships.
